PROPERTY MANAGER

Partners is seeking a Property Manager to join our winning team in Atlanta. Responsible for the management and oversight of a significant retail portfolio and serving as the point person on tenant and vendor relationships, you’ll provide exemplary property management services to include accounts receivable and payable functions, general administrative support, customer service and vendor relations.

WHAT YOU’LL DO

  • Provide overall property management leadership through the development and interpretation of policies and programs, coordination of information flow and property management strategy.
  • Provide direction and leadership to Property Management staff, promoting reasonable career paths associated with property management professionals.
  • Maintain and negotiate vendor contracts.
  • Ensure tenant and vendor certificate of insurance is maintained.
  • Creation and presentation of annual operating budget inclusive of income, future looking capital expenditures to ownership.
  • Track budget variances and ensure smooth recovery process.
  • Complete operating expense calculations as per lease agreements.
  • Ensure the rent collection process is followed and any collections issues are escalated as per the ownership directive.
  • Oversee the billing process including payment of invoices and disbursement of funds.
  • Monitor cash flow and cash requirements to ensure efficient use of cash.
  • Oversee preparation of reports and other documents for the owner in accordance with the management agreement and departmental requirements.
  • Support prompt collection of management fees and reimbursements to overhead.
  • Maintain interface with third-party owners, ensuring total contract compliance, and accurate and timely reporting.
  • Resolve tenant relations issues to ensure their satisfaction.
  • Perform regular property inspections with staff.
  • Oversee construction projects with Construction Manager, including approving construction contract and invoices.
  • Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives.
  • Work with Brokerage team to provide quotes/insights for lease renewals and new leases, ensuring compliance with lease before transferring premises.
  • Provide leadership for the onboarding and offboarding of third-party accounts ensuring compliance with Partners policies and procedures.

WHAT YOU’LL BRING

Education & Experience

  • Bachelor’s Degree in Business Administration or related discipline preferred
  • 5+years of real estate property management focused on retail.
  • CPM, RPA, or CSM designation is a plus
  • Yardi software experience - specifically with CAM pools and lease abstracts
  • Real Estate license required
  • Strong knowledge of finance and building operations
  • Proven experience in management, evaluation, development, and motivation of subordinates
  • Ability to effectively manage a team of professionals, including both employees and vendors
  • Previous experience in analyzing and negotiating commercial lease and/or contract language
  • Advanced knowledge of Microsoft Office Suite
